A texting clause for your lease

Add this paragraph to your lease or a lease addendum. When a tenant signs, they've agreed in writing to get rent texts from you through InvoiceNag.

Text message reminders. By writing my mobile number below and initialing here, I agree to receive text messages from [Landlord or company name], sent through InvoiceNag, about rent due dates, rent reminders, late rent and payment receipts for this lease. Message frequency varies. Msg & data rates may apply. Reply STOP at any time to opt out, or HELP for help. Details: invoicenag.com/sms. Agreeing to texts is not a condition of this lease. Mobile number: ______________ Tenant initials: ______

How to use it

  • Replace the name in brackets with the name your tenants know you by.
  • Put it in the lease, or in a short addendum signed with it.
  • Have each tenant write their own mobile number and initial the clause. It's their choice: if they leave it blank, rent reminders can go by email instead.
  • Keep the signed copy, in case you're ever asked to show their consent.

The reply-YES text

For now, InvoiceNag still sends every new tenant one text asking them to reply YES before any rent texts go out. Tenants who signed the clause are expecting it, so they're much more likely to reply.

This isn't legal advice. Landlord-tenant and texting rules can vary by state, so check with your attorney if you're unsure. How InvoiceNag texts work
